Terminating management company

I have a management company taking care of a duplex I own... out of state and am very unhappy with their services...yes they keep tenants in...but repairs I have requested from 1 year ago still are not done...and communication is very little on their part...just excuses. My trust level is gone. They have been with me for a little over year and a half. No contract was signed this year...and I feel it is time to leave.

I would greatly appreciate any wise advice to gracefully bow out...and keep terms polite...if that can be done.
