Okay...another question...do I have to have a DBA in order to file a 1099 on my income tax for 1 employee or can my husband and I just use our legal names? And is this considered contracting out...or is having an employee the correct vocabulary to use in investment property owners?

We are wanting to self-manage our own out-of-state duplex property...with the help of a family member who lives in the city we own our property in. We are moving on from our management company.

My question is this...how many of you manage your own property...and what is it that we need to do to set it up...getting tenants etc.

Thank you Nick Sabat...We actually want to do this differently...no management companies...or real estate brokers...been there done that. We are looking for other options.

We have a duplex property out of state... which is now occupied with tenants. We are however getting ready to hire a family member...who we know will do a really good job managing our property... as we are turning our investment properties into a long term family business...instead of continuing to use a management company.

My question is this. What is the best way to advertise for possible tenants in a small city to rent out our duplex...if and when are present tenants move out?
