Post: Vermont Marketing Options?

Any good places to advertise for a single-family property up in Vermont? The property is currently listed with MLS by an agent and price has been dropped a few times, but still no luck. I have done social media posts but still having a hard time. I am hesitant to post on Craigslist, as you never know what you get from there. Just curious if anyone had any other unique suggestions. Thanks!

I understand NEK VT isn't the most fast paced market as well.

@Greg H. thanks, I work in a law firm so I'm hoping they would be able to help with the closing! 

Follow up question, if there were any loans/liens on the property is the Buyer required to assist with paying those off or does HUD roll that into the purchase price when determining that?

Update: My husband installed the toilet himself (with a few pointers from the plumber, who nicely did not charge for his quick visit), the tenant willingly paid for the new toilet ($100). It took a little longer than expected, but it is done

Last night one of our tenants (we live on site of our 4 unit building) cracked their toilet tank.  They had the tank cover off and another item was knocked off their vanity and landed on the toilet. We were able to seal it up enough that the tenant can use it until it is fixed. From my little bit of research it seems that the brand (Quasar) is not readily available any longer as well as it is recommended to replace the entire toilet, not just the tank.

The tenant has admitted it was their own fault and their responsibility and was not a result of wear and tear. I was thinking either way, if we did the work ourselves, then we'd charge for the new parts and/or if we used a plumber for the job, than we'd pay the bill and then send her a bill for money due to us? Any suggestions on this part? Thank you.

@Nolan Merrill, my husband and I do exactly as @Logan Allec . We own a 4-family unit, live in 1 and rent out the other 3. The rent pays for the mortgage but we cover other costs OOP.

I am curious how other Landlords handled "maintenance". And I use the word lightly  because what I am referring to is things such as replacement of light bulbs, changing smoke detector batteries, clogged sinks, etc. 

What are your policies as to what you do and what the tenant should handle or attempt to handle at least before calling you in? The tenants we currently have were already renters when we bought our building and they all have verbal "month to month" at will leases.

Obviously big item maintenance we handle ourselves or hire a handyman or professional. But I'm speaking of more little things as mentioned above.
