Sju area rentals

Hello all, wanted some advice from anyone renting an sfh to students. Especially here in Philadelphia, specifically near SJU.

I have a property I recently acquired and was considering turning into student housing. Any suggestions, or what would be some pro's and con's with doing so?

• To include or not to include utilities?
• What utilities are customary to include?
• Should I contact the university to see what or if they have guidelines for landlord, regarding to renting to their students?
