Sju area rentals

Hello all, wanted some advice from anyone renting an sfh to students. Especially here in Philadelphia, specifically near SJU.

I have a property I recently acquired and was considering turning into student housing. Any suggestions, or what would be some pro's and con's with doing so?

  • To include or not to include utilities?
  • What utilities are customary to include?
  • Should I contact the university to see what or if they have guidelines for landlord, regarding to renting to their students?

Thanks for any & all feedback in advance!

First and foremost, contact the university student housing authority to ask for their guidelines for renting to their students and advertising your rental with them. They may want a through inspection of the property, fire extinguishers installed as well as smoke and carbon monoxide alarms, and other specific items you must have to attain their endorsement.Ask them about rents that can be charged, appliances needed, and any special policies you must adhere to.
