Property Manager or not ... That is the question

So my husband and I are closing on our first 2 family home in a few weeks in Poughkeepsie, NY. We are trying to get all our ducks in order and are trying to decide if we should use a property manager or one of these websites (rentaluation or cozy.co).

My husband and I both work full time jobs. I am current home on maternity leave and will be home till August.  Also the area we are looking to invest in is about 70 miles away from our home. So we can't get there very quickly if we needed too.

Now in our research we have found a property manager charges an 8-10% fee from the collected rent. They help with getting tenants, background checks, collecting rent, getting handy men if needed, and checking on the property once a month.  What I have noticed is many of these sites do almost the same thing at a lot lower of a cost.

So what are your recommendation? Property manager or a site?

Thanks

'Every Landlords Guide to Managing Rental Property' by our own Michael Boyer. Tailored to the busy small-time LL.

Also '1000 other uses for duct tape and bailing wire'. Yet writen by yous truly😕

Glad you are deciding to self-managing, Amanda. Lots of resources available to help with screening. Placing quality residents is numero uno in this biz!
