Residential Leases
Hello,
I just purchased my first multi family unit residential rental property in Pennsylvania. One of my tenants's lease expires shortly and they are looking to renew. The lease that is currently in place is great and seems to be very one-sided (landlord). I know there are many free leases on the web for me to choose from, but I am having a hard time finding one that has specific language like the lease that this tenant is currently on. Does anyone know where I can find a detailed lease that has additional language and is landlord friendly?
Search the biggerpockets file place. Im sure there's some good lease templates in there you can tweek to your liking
Message me I can share my lease with you.
If you do choose to view my lease, please seek legal advice from your attorney. I am not an attorney.
message me also please
And check out dreamrentals.net. he shares his great lease
Be careful about using just any lease in PA; consumer contract law requires any contract, such as a lease, to be written in plain language - no legalese. So terms like lessor and lessee are frowned upon for example.
Depending on which end of the state - Philadelphia or Pittsburgh - you might see your lease being the one that is provided for sale by either Don Beck or Brad Dornish.
We're in Pennsylvania. If you want a copy of the one we use we'd be glad to send it. Just friend request me and we'll take it from there. And by the way, some of what's in our lease we've adopted from attorney Brad Dornish's lease.
