 5-year balloon, 20-25 year amortization

We are looking for a strong co-sponsor on an office building in downtown Lancaster PA. Acquisition price of $2.3mil. We have the equity, but need a co-signer with strong cash flows. The building consists of 30 tenants (mostly lawyers) near the county court house. Half the rents are severely under market. Strategy would be to get in and out within 3-5 years once rents are raised. Market rents range from $14-16sqft. If rents were raised up to $10sqft (gross) and the building was sold at $3.2mil (7CAP), the co-sponsor would receive approximately $60k over a 5-year term per 5% stake in the LLC.
