We are filing our taxes for an multifamily property we purchased in October 2022. Regarding depreciation, I wanted to confirm if bonus depreciation (100% allowable for 2022) is only determined by completing a cost segregation analysis or is there a way to claim bonus depreciation on a property without conducting a formal cost segregation?

Does anyone have extensive knowledge developing, purchasing or evaluating LIHTC properties that include a combination of project voucher (PBV or PBRA) programs with the local housing authority?

I am looking for a property management company to manage a small duplex I own in Brooklyn as I recently relocated out of NYC. I received a quote from Sunrise Real Estate based out of Brooklyn. Has anyone had any experience with them or can recommend another reputable and competant company?

Sunrise is offering a base management plan for $200/month with no contract required.

I am transitioning from a W2 salary position to a full-time real estate salesperson (in Charleston) and was curious the best way to set up receiving future commissions. The Broker-in-Charge has asked me if I would like to set up an LLC to receive future commissions rather than take them in my personal name. I assume setting up an entity would be more beneficial from a tax perspective (due to the QBI pass-through deduction). Does anyone have any thoughts on this or do any brokers have personal experience as to which entity would be the most prudent to set up for receiving commissions from a broker -- it appears setting up an LLC taxed as an S-Corp might be the best option but would like to confirm.

I am in contract to purchase a small 3-unit MF property in Pennsylvania. I have a few other properties that I put into forbearance last March due to Covid-19 which were eligible under the CARES Act as I didn't know how things were going to shake out. Fortunately, collections and occupancy have remained the same as they were pre-covid. I understand I am not able to obtain conventional financing at this time until I am out of forbearance and have been current on my mortgage payments for at least 3 months. I wanted to see if there are any private lenders that are out there who may still be willing to lend while I have a few other properties in forbearance.
