Podcast 131: Is Cash Flow a Thing of the Past
BP,
So I'm listening to Podcast 131 today and I heard the brilliant Serge Sukhat say something that I was hoping to dive into in greater detail. He said that cash flow is essentially dead. Granted, the guys' REI IQ is about 100x higher than mine, but I'm pretty sure his argument is that capex is too high and too unpredictable to buy and hold. Did I read it wrong? If not than that is disconcerting for my long term goals:(

Keep in mind Surge is looking at the macro market. He is a big time investor. When you measure your units in the thousands "cash flow" is more elusive, and at this stage of the market cycle it might be impossible for him to achieve.
This dose not mean that there are exceptions, and that small time investors can achieve great cash flow.
