What is the legality of requiring 60 days notice to move out when your lease expires in 30? I have a potential tenant who is being told they have to provide 60 days notice before moving out even though their lease ends at the end of this month.

But if the lease is no longer valid after 30, would it really matter what is on it? I just don't see how that makes sense.
