Quote from @Doug Smith:

We do them, but I would want to make sure it makes sense for you. I won't do loans for people if it's not in their best interests to do. Keep in mind that rates are higher than they were 4 years ago. Why do you want to refinance? What is your current rate? Is it a balloon? If so, when does it mature? Is this just to refinance rate/term or are you taking cash out? Is there anything wrong with the collateral property? Is it rural, suburban, or urban? How does the property cash-flow? There are also a lot of questions we would have for you personally regarding credit and liquidity. We do them, but one can't be all things to all people. I often refer out loans, particularly to community banks, if their deal would be better.

I'm actively looking to refinance some small self-storage assets. Current LTVs are ~40%. Seeking a higher LTV cash-out refi. Properties located in small markets in the Carolinas.

Anyone have any recommendations?

I wish there was a “hide Ohio” filter on BP. The spam is nonsense.

@John Underwood It seems like Zillow hides their FSBOs now. Have you not had an issue with that?

I mean this in the most respectful way possible, but that's a horrible text to send.

@Justin Valadez I would focus really hard on paying off the credit cards and building up cash. If you're 26 with no family making $100k, shouldn't be that hard. It's really important to get your situation right.

Looking to get recommendations for insurance providers for small Self-Storage facilities in NC. Anyone have a good broker/provider recommendation?

I'm assuming SC closings are very similar to NC, but wanting to see if anyone knows of any material differences between the two. Also looking to pick someone's brain about purchasing in NC in general. I'm UC in Columbus County.

I've really grown to dislike LVP from an aesthetic perspective, but it's the clear winner over hardwoods from a durability perspective, especially for investment property.
