Who is worse for rentals? Kids or Pets?

I have been trying to avoid pets (at least medium to large dogs) and getting tenants that have kids. So the thought arises, who is worse in terms of damaging the property. Kids or Pets?

I LOVE KIDS!  Kids come with parents that care and want stable lives for their families.

I specifically bought 2/1 to encourage families.  Historically, I've found singles to be a problem as they just don't seem to care.

Pets can ruin carpets and flooring and stain walls.Kids who are not supervised and parented correctly can damage drywall,plug up toilets,destroy back yard landscaping,etc.They're both something you have to deal with one way or another but at least with pets you can charge a deposit!!

I wouldn't see children as an issue at all, like J Beard said, it brings in tenants that want stable lives for their families with the possibility that they will take better care of the property

Aw ok....You know it's difficult to read the words and not hear the tone of the voice behind the words. So sometimes I can't tell if it's a joke or not. :-)

i have had good and bad with both . there are some great pet owners ( i  charge an extra $30-$50 month for dog ) pet or child will really be based on how the actual renters look and feel to me , gut instincts also go a long way .

Pets OR kids that are unsupervised and/or untrained, can cause damage to your rental.

Aw ok....You know it's difficult to read the words and not hear the tone of the voice behind the words. So sometimes I can't tell if it's a joke or not. :-) 

 I don't take dogs AT ALL, and the last move-out had a cat which dug a hole in the rug (first time ever), BUT NEVER had any damages attributed to children - - over 18yrs, 'taint bad.

From my own experience as someone who purchased property that was damaged by the previous tenants (they had kids about 10-13years). Don't think they had pets. The damage on the property was something only humans could do. I had to spend quite a bit on restoring the property.

This is the type of question I wish I could answer honestly but then I remember this is a public forum. 

I will say this, we don't allow pets in our rentals because of the negative impact they can have on other tenants.

Both- there are no "bad" kids or pets....how the kids and pets behave

is up to the owner/ parents.
