This maybe a dumb question but I am seeing very little traffic in Jan-Feb for my rental units. 2 years ago, I was listing in around Feb-Mar and it wasn't too cold that year compared to this year and I was seeing about 3x more emails from various listing sites. Also the conversion was a lot higher. Is it the cold weather that's preventing people from taking a look? I hope it's just that. The rent, location and other details are pretty much the same.

actually I misphrased. I meant that the tenant no longer wants to renew the lease and leaving 2 weeks after the lease is over. Which means I have to do another short term lease I think. Not sure as this is a weird situation. Was wondering if I need to charge the full months rent or only 2 weeks. The tenant never gave me trouble.

They did not give a 60 day notice but 30 days.

Great tenant wants to leave after a year citing maintenance issues (nothing major but small ongoing things). They want to leave in the middle of the month. I don't think my lease says anything about charging full or partial rent. What do you guys do? This is on short notice after the tenant wanted to renew but recent issues came up at the wrong time forcing them to reconsider. 

Also what do you suggest while doing a walk around to check if nothing is broken. Is it good to wait for 2-3 weeks to mail them any remaining deposits?

Yeah. The tenant is picky so not sure that idea will work. I am thinking about activated charcoal. Thanks.

(Picky) tenant is complaining about a dead rodent smell coming from the walls. We had a rodent problem in the attic area that was dealt with and outside holes were blocked. This resulted in a rodent being trapped in the wall and possibly died. I personally could not smell it but the tenant says it's there and I would like to eliminate the order. Are there off the shelf products that are very strong and can suck the order? on top of this the person who eliminated the rodents put mothballs in the attic area which are now out of reach and it's making the smell complex. The attic area is too small to get into so taking all that out will be a while.

In the meanwhile I would like something to absorb the smell from the air quickly.

 I am not sure about that Jeff. I had seen the background check with one of my applicants, now a tenant, be clear and then one month later, it reverted to having problems. The applicant had a misdemeanor which did not show up initially and they revised the report later. The tenant is now giving me problems.

Yes, I also want to start eviction but I think I would wait till next month as I had declined his offer of rent by MO (mail or person) so I don't want to be used that against me. If I don't get paid by next month or get paid late next month too then yes, I am doing it.
