Tenant Leaving 3 days after the end of the month

Hi BP'ers

My tenant, who is on a month to month, notified me that she would be moving out on February 20th.  She did pay rent for the whole month of February.  I called her yesterday to confirm that she would be moving out and she said yes.  However, she said that she is moving out on the 2nd or 3rd of March.  I told her that moving out on the 2nd or 3rd is not acceptable and she has to move out by the end of February.  She said ok, but did not sound like she meant it.  

My questions are..

1.  Is there anything that I should do to ensure that she is out by the end of the month, February 29th.

2. Is there anything that I should be aware of or do if she stays until March 2nd or 3rd?

I truly believe that she will be out within the next two weeks, so I don't think that starting an eviction process will be worth my while.  I have a feeling that there is something I may be missing but I am not sure what it is.

    We had this happen once. We had the termination in writing and also charged the tenant per day she stayed over. Just a little incentive....It worked.
