@Darwin Crawford Thanks for all your help! Last Question. When these potential clients apply do they receive there credit report, eviction report and background check to use for other units in case the property they apply for doesn't work out?

@Darwin Crawford Do you have a stock email or script over the phone you send to perspective tenants that they have to apply before showings.  I have had a lot of skeptisism when telling people they must apply prior to looking at a unit.  I tell them that this is the best way because once they apply the information is there's and they can use it for any rental they may want to see in the future. Not only that but all there information is secure and I don't even need to see it. Thanks

I've been getting stood up left and right from prospective tenants even after confirming the appointment. Should I require a filled out application, credit report, references, or all 3 prior to showing the property to weed out all of these seemingly un motivated uninterested leads? Are there any other recommendations so I stop wasting so much time waiting for no one to show up?
