Questions for past Landlords

Hi all, 

Excited to report we have our first potential renter. Numbers look pretty solid and she appears to have her ducks in a row. Question is, what sort of things do we ask of the prior landlords? Any insight will be greatly appreciated.

Give the previous landlord a call and ask as many questions as you can.

  • Where they a good tenant?
  • Would you rent to them again?
  • Did they pay on time?
  • Ever cause any problems?
  • Why did they move out?

Always run credit and criminal checks as well. Do not be surprised if you do not get ahold of the previous landlord. Many times previous landlords will not call you back or give you very detailed answers. If you get info from the previous landlord consider it a bonus, not a necessity.

Remember in this business you will never eliminate risk, only mitigate it as much as possible.
