PM acting as seller (owner) agent

Hi all,

I called around to a few PM companies and found that 2 of the 3 have a clause about selling the property while under their management and wanting a certain %. These companies handle both PM duties and are RE broker/sales agents.

How can anyone force an owner for a property they are managing use them as the seller agent? 

The owner should be able to choose their own agent if they are going to sell. Legally this can't be right and I'm checking on that.
