I recently purchased a townhouse in my neighborhood as an investment property.  My wife and I did several days worth of cleaning, painting and appliance replacement before we turned it over to our property management company.  

They had a "Handy Man" come finish the stuff we didn't have time to complete and for the most part he did a good job.  He did painting, some dry wall repair and minor plumbing work.  

I got the invoice from the property management company and the "Handy Man" invoiced us for 46 hours of work.  We were floored because the most we could imagine was 8-12 hours more to get things ready for tenants.  The townhouse still isn't completed and several things were missed.

Any advice on how to approach the "Handy Man's" invoice and the property management's use of of him ?
