Anyone know a good property management company in Baltimore

In the past 6 months I have purchased three rental properties in Baltimore. I already have tenants in all three properties and I have been doing the duties of property management myself. I would like to spend more time acquiring more properties and less time managing my current properties. Does anyone have recommendations of some good Property Management Companies in Baltimore?

Your wife! 

If you are only working with three rentals, put the tenants on auto pilot. Educate them. Let them know that the rent is due on the first and late on the 2nd (you could say the 5th). You can have them go to the bank when rent is due and deposit it into your management account.

Let them know if they have a maintenance issue, they need to call you immediate, but better to email you.

Let them know that they are responsibility for any back ups, or minor maintenance issues.

Until you get about 20 properties, you and your wife should manage yourself, it is a good education. Also find a landlord service that will file a failure to pay rent notice in court, you don't even have to go to court, they do it all.

With only 3 units, it can't take that much time. I don't like the fact that management companies take a big portion or your income.

Enjoy the rentals, they are fun and profitable........education your tenants.
