Yes it is. All 10 Properties are rental rehabs. Each property has had a full rehab within the last 3 years. Every property is rented and is professionally managed. 6 of the four properties are over $100K the other four are estimated about $40K in value but they rent for 1K a month. The total cap rate for this portfolio is 12%.

@Shautauqua Downs  it all depends on what your looking for and what is your price point. Your price range will be the biggest determination for the areas you should start in. Are you trying to flip or rent? Are you looking for distressed properties to rehab or rental ready properties? If you are trying to rent are you looking for higher returns or better areas. Usually the better areas have the lower cash flow returns in Baltimore.

@Nicole A. yes its basically, the same thing. Yes the property required too much exterior work and it wouldn't have been worth the cost.

@David Hathaway Yeah its getting harder in the rising housing market. Local banks that were more aggressive in their lending strategies are starting to pull back and become more conservative. Send me a message I can tell you which two banks I recommend.

Hello Everyone,

I am starting a new wing of my company, a turn key business and I have my first two properties. These properties are brand new renovations in a nice quiet pocket of a low income neighborhood. I have 6 rentals in this area and these are my best rental returns. 

Both properties rent for $1,100 each and the asking price is $55k for each. This comes with a tenant and property management already in place. These properties also come with lead certificates. 

Both properties are brick row homes and are complete renovations to include new roofs, vinyl flooring, ceramic tile, new bathrooms, new kitchens with all new appliances, to include washer and dryers.

For everyone else the local bank that I ended up using was Revere Bank.
