Management Software with Smart Phone App

I've read several of the forums on property managemnet software. The company I work for has 150 units that they manage through some older software that is reaching end of life. 

We are looking for a piece of software that will allow the tenants to not only pay online, but pay online through an application or from their mobile device. 

Has anyone had any experience with this?

Good question.  We need a good app and online payment portal.  Smartphones are the way of life for 99% of the population I'd assume.  I use Cozy.co and they have a pretty good online interface, but I'm not aware of a fully functioning app in the works.  I bet app development takes a good amount of time and money so it's probably on the back burner for a lot of these companies.  

If there was just one company out there with a top of the line app, I bet you the majority of the landlord/PM community would use it.

I use Propertyware and they are mobile friendly. Tenants can log into their portal on mobile devices to submit work orders, email us, submit payments, etc. It also has a mobile app for property managers where I can see contacts, leases, balances due, email conversations, work orders, vendors, etc. It's very handy in the field.

I believe Buildium, Appfolio, and other major providers include mobile apps, as well.

I have used Buildium for 5 plus years so far and love it.  They have a mobile app and their web page is mobile friendly.  Have 4 units I take payments from online - I've never asked any of the tenants if they use their mobile or not for payments.  Might be a good informal survey though I'd have a small sample size.

Do know they for sure have the capability though.  The application can be filled out via phone as well though IMO (i've tried it) - it's a bit tedious - Maybe I'm old school but I can input data many times faster with a keyboard/mouse and a larger screen...Guess if you were using a tablet such as an I-pad it would be a bit easier though.

Hey @Nathan Gesner, I've been trying out Propertyware but haven't committed to purchasing it yet. Would you be able to tell me how much the service/system costs. When I check their website they want you to call for pricing.  Thanks in advance.

I thought the focus was tenant payments from a mobile device.

ANY of the pay bill applications from a Bank and/or my favorite popmoney.com are sensitive to the device and require no App to be loaded.  These will all create direct deposits to the property account.

Getting your A/R updated is an entirely different matter.  I take the notices I get and run the A/R receive payments at the end of each day.

We also use propertyware.  It is the best application for modern user interface.

@Carrie Hiner, I see that you also use Propertyware. I'm interested in getting this software setup for my rental business and was wondering which services are you currently using of theirs and what's the cost, if you don't mind sharing, thanks. I'm just trying to get a rough estimate of what their system costs because I am not looking to spend alot on this type of system in the beginning. 

PS: I did have a test account and liked what I was seeing, so for me, it's going to be between Propertyware & RentecDirect.
