need help handling a property in Wichita Falls Tx area

I have a house in a suburb of Wichita Falls, Tx. The name of the town is Burkburnett. Whereas I live out of the area I need someone trustworthy to  help keep an eye on the property, put a lock box on the door, possibly showing the house, put FOR Sale sign in the front yard, and put a number of (house for sell with owner financing)  signs just out side of the city limits. I can make it worth someones time. 

Unless there is someone in the area that finds buyers that needs owner financing for a fee. There are a few folks that does that sort of thing where I live.

I'm open to any other ideas to remedy this situation. :)
