I am planning on purchasing a property in PA from Fortune Foreclosures LLC that is a company that will renovate and then sell the house at a profit and then wire the money back to me. anyone hear of this company ? i saw some reviews on the internet and most are good but im just wondering if anyone else heard of this company or better yet anyone do business with this company that can tell me how it went?

I have almost 200 units that i own which means that at least once a month i have a vacancy that needs to be gut renovated (usually about 2-3 a month) i have a set of 4 construction companies ready to redo the apartment. people have told me its a lot easier to have your own construction team. How do i go about doing this? anyone else do this? how much will it save me? lets say i dont have any vacancies in a certain month?

I live in Brooklyn NY and I am thinking about investing out of state. I saw Memphis Invest and Home union, two websites that help people invest in a passive way and out of state. Anyone have any reviews about these two websites? Are they good and trustworthy etc......

i charge a late fee of $50-$100 if they dont pay the rent by the 10th of the month. ive heard from a friend who is in management that his company charges a % of the rent (i forgot how much) if they dont pay by the 5th of the month. sorry but i dont know the norms in south jersey

the city i live in (especially under the current mayor) is so anti owner that it is frustrating beyond belief! after 2 consecutive years of 0% rent increases on 1 year leases and now only a very minimal increase they are proposing a bill that, (ready for this one??!!!) makes it illegal for an owner to reject a prospective tenant application based on a criminal record! i seriously hope this bill does not pass. anyone else live in a city that is very biased against owners. it seems like it is just here!

PS landlord tenant court is a complete joke. if you have the keys to any vacant apartment in this city you can walk in and just sit down without ever seeing the owner and the owner will have to go through 6 months of court to get you out because the city doesnt want more homeless people so they dump the responsibility on building owners! is it like there anywhere else but NYC?

i also live in an expensive area NYC. a lot of investors i know invest in cheaper states and they do very well! for $150k you would be suprised at what you can get! 

i have been in Real Estate for a while . i am a landlord here in nyc. if you want you can contact me through bigger pockets and we can discuss what options you have (maybe ill be interested in investing with you!!) anyways good luck finding the right properties for the right amount and finding good investors!
