Property Management Software?

Hi, We have been using excel to manage our properties but it's not exactly a scalable practice. We're exploring PM software that can help streamline our tasks (rent payment, maintenance requests, etc.). Can anyone please share their positive or negative experiences with PM software and if they found it was a cost-effective solution as opposed to hiring a PM? We have 36 SFR units now after selling off three small apartment buildings. We also have a small commercial plaza with 5 units and a restaurant available for lease/sale. Thanks!

I like Cozy.co, it is free and offers great services for landlords. Applications, background/credit checks and collecting rents.
