What is the best areas in Houston TX to buy and hold with 20k?

I would like to look into Houston Texas to buy condos, townhouses or detached homes. What are the best areas to invest with 20k? I am okay with little renovating the unit. I have an LLC in NY; can I buy properties under a New York LLC?
