Great tips here. Open houses is definitly a good way.

I don´t have to make money on the service since I´m a mortgage broker the "Buyers Agent" is my Service to attract clients.

Any further tips on marketing?

Hey there,

I heard of a concept which is the buyers agent. 

I´m from Germany, Europe, and we don´t have this concept at all. There is just one Real Estate Agent involved and usually commissioned by the seller. 

The concept of two agents makes much more sense to me, because of the different intentions of both sides (buyer and seller).

That brings up the questions:

How do you market your services to buyers?

Where do you find buyers who need your service?

As there is no such concept in Germany, I would really appreciate your insights!

Hey guys,

it´s really cool that BP has a subforum for nearly everything. I wondered where I should put this post but here it is- innovative strategies. But you will tell me, if this is innovative at all or just crazy.

So anyway, the idea is to buy a condo. And then use that as an entry to take over the wohle house. You buy one, get to know the other owners and make them offers, when the time is right. 

This might only work for smaller multifamly, everything 6 units or less. Less stakeholders, higher possibility.

And it´s only possible when you know in advance the other condo owners. So you can get a feeling for if they are willingto sell in the near future.

Now the questions: 

Has anybody done something like that?

What strategy would you use to get more controll over the HOA?

One flat has 48 qm or 516 sqft 

The idea to make 4 room appartments out of the seperate 2 is quite good.

I want to rent the property out to another core market in which I can get higher rent.

I know that I have no possibility to get them movin on the legislation side of things.

Yeah, I didn´t buy it yet. 

The tenants do have a lease agreement.

Is 2 bedroom the same as two rooms in total?

I didn´t explain my thoughts in the best possible way, sorry for that.

The problem is that they pay way below market rent (60% of it) and I´m only allowed, by law, to raise the rent by 20% every 3 years for existing contracts.

I don´t want to throw them out. It´s more like giving them an incentive to move.

Any ideas on this?
