Dealing with repair

Would be good to buy a hse and ask the property mgmt company to deal with the repairs to make the property into tenant ready? Each property mgmt company should have their contractors and they should use cost competitive contractor?

What are some of the due diligence you would do to ensure they are repairing are up to the qualities you want and ensure they are not pricing extra?

That would be checking up on the job site as they are doing the repairs.

Agree but what about out of state investor? Would letting them doing the repairs without at the site be good?

@NA NA you're asking a good question. Out of state investing requires a lot of trust. Spend a lot of time selecting your PM and see if you can find a reputable PM within the BP family.

Those within our network value their reputation. Or at least I hope so.

I think it depends on what repairs are necessary.   Is it a few odds and ends?   Or a rehab?   If it's a few odds and ends,  you'll probably be ok if its a reputable company.    If it's a rehab, I'd make sure I made a visit or 2 along the way.

Thanks does a pm company usually charge a fee for a job above a monthly fee to them? Says need to replace the toilet they would charge a percent of the price of the job

What about recarpeting, paint, fix up a few wall, install a few lighting, repair a few cabinet

How would you classify these? Says hire each job individually there is a problem of how would them get access to the property for out of state investor and keys not with them Also would be difficult to make sure their job are up to quality
