Partnerships with Operating Partner

Would be very curious to hear ideas from BP members on creative partnerships with their property managers. I like the idea of aligning incentives through co ownership or incentive plans rather than the standard 10 percent of rents. Creating a partnership rather than typical business relationship, has anyone done anything along these lines that has worked successfully over a long period?

I doubt you will fin a management company willing to do anything like this.  A management company can screen the best tenants and do everything right but in the end the tenant can still turn out to be a rotten apple.  Plus the mgnt company has overhead to cover and doubtful they will risk the standard fees.
