Collecting Rent
Has anyone had any experience with collecting the rent before the month it is due. A contractor told me his tenancy at will agreement says rent is due on the 23rd of the month prior to the month it is due that way if the tenant doesn't pay by the 1st he can give them a 7-day notice to quit and if the stars align have the tenant out by the end of the month. So in other words he would collect the rent on the 23rd of October for November's rent. Thanks, Scot

Your lease can set any due date but you'd need to change your lease periods so if the tenant were paying you on the 23rd it would cover the Oct 23rd-Nov 22nd with rent due again Nov 23rd. I think you'd have a hard time trying to evict someone for non-payment of a term that hasn't even started yet.
