Property management software?

My wife and I are fast approaching the purchase of our first buy/hold and I am in the market for property management software.

Free is always good, but I am willing to pay for something of quality.

Not sure if asking this is against the forum rules, but do you have any suggestions on various property management software that you have had success with?

I am looking for a product that will allow me to manage the:

  • Marketing process
  • Application process
  • Screening process
  • Collection of monies
  • Distribute any necessary correspondence between myself and the tenant

There may not be a product that can do this. Ultimately, I would like to automate the system as best as possible and keep the amount of paper on my desk to a minimum.

Any/all suggestions are welcome.
