Hello,

We own 2 SFH that are full time rentals, we self-manage at this time. We also have a personal residence. Our 5 year goal is to have everything paid off, move out of the area and turn our personal residence into a 3rd rental.

I have considered managing the properties remotely vs hiring a prop mgmt firm. I am still on the fence about it but am leaning towards hiring this out. Any thoughts on this specifically?

Re the vetting/selecting of a property mgmt firm, are there any factors I should take into consideration? I have done some initial research/networking and have identified at least one organization that would be a good fit. I have not engaged them yet but do plan to. I think that form the most part, finding a firm that has an established track record will say enough about them as an organization, but maybe I am incorrect in this assumption.

Any help would be appreciated.

Hello,

We allow dogs in our properties. It is not easy, but we are pet owners and it is something we want to allow our tenants to experience.

However, we have had some instances where the tenants do not pick up dog waste in the backyard. I mow my own lawns so it something I have to deal with when doing this.

What language do you have in your lease about pet waste and do you include a "pet waste pick up fee" in the Pet Addendum?

Hello,

We own 2 SF houses on larger plots in Tacoma, WA.

I have been considering building second houses on each plot and messaged the city about it. They did not think the lots would support another house, but would support an ADU.

This is the direction I am now pursuing, and am pretty exited about it.

If things progress, I will be having these ADUs built from scratch. Has anyone ever gone through this process? Any factors that I should consider ahead of time, etc?

My plan in broad terms: 1) meet with the city/zoning folks 2) narrow down the construction company we will work with. 3) figure out the financing/cash flow potential

Any other thoughts?

Hello,

I have a 6ft fence surrounding one of my properties.

A couple years ago, there was a smaller graffiti "tag" that occurred. I decided to not do anything about it because:

  • It was not very large
  • My thoughts were that if I tried to remove it then whoever did it may try something more apparent in retaliation

Recently, a larger, very apparent "tag" was spray painted.

  • It is "Yayo" in large letters. I don't think this is affiliated with anything but young neighborhood kids being destructive.
  • It did get me thinking about removal more because I really do need to do something about it.

What do you do about graffiti on your properties?

  • Do you fight it?
  • Do you let it go?
  • What materials do you use to cover it? Paint? Any particular brand you have had success with?

Post: Tenants getting a divorce

Thanks everyone!

I have been in contact with the tenants, emailing them our lease and outlining the sections that stipulate they are still responsible for paying rent, per our agreement. They understand this and are willing to continue to pay rent until I can get it rented.

I told them to expect to pay Nov/Dec at the least. But to keep me in the loop and let me know when I can get into the house and start prepping it for the next tenant. That I will try to get it rented ASAP but they have to understand that with the holiday season/weather changes it can be tougher.

Everyone is on the same page so we are progressing.
