WWBPD: Tile or Prefab Tub Surround in remodeled bathroom?

So I'm completely gutting a bathroom in a C rental and looking for thoughts on what kind of tub surround to put in for longevity and the least maintenance. I saw HD/Lowes sells prefabricated tub kits but I've never personally had a home with one in it so I don't know how well they hold up. If you were redoing a bathroom which would you put in a prefab or tile?

    For a lower class rental- 1 piece surround- that is if you can fit a 1 piece in the house. 

    Even if it wouldn't fit if probably still go with a 3 piece surround over tile because of maintance(grout lines, cleanability) and time/$$$. Tile would cost me more and take me longer to complete..

    However on a higher end rental or flip - I'd probably spend the time and $$$ for a tiled surround
