Opinions on a possible tenant

I have a girl and her mother who are in the process of loosing their home to foreclosure that would like to rent my SFR. That's good. The bad part is that they have 3, 5 yr old black labs. I know most would say "no way", I am looking at it from the standpoint that the home has no carpet, it has old hardwood floors that we have not refinished. So they are in bad shape anyway.

She says that the dogs are caged whenever they are not home. Chewing should not be an issue, since they are 5 yrs old. They are required to put down a security deposit and I am getting better rent then what the area would normally bring in. Actually about $100 bucks more a month.

I believe that renting to them would be good from the aspect that hopefully having the dogs will put them into a long term rental situation. I have not conducted a background yet. She is a full time student at a local college and works part time, the mother also works full time.

Just thought I would put this out here for everyone's opinion.
