How do I look into partners and what are the qualifications?

 i checked with the bank.  and yes they are counting the rental income.  I will try with the broker! 

I was able to save up enough money for a down payment for a 2nd rental property.  However,  I dont have the income to qualify for the mortgage.  Any suggestions on how I can go around with it? 

is it the Landlord responsibility to change the light bulb?

yes exactly some to do list.  We are renting out our condo, here's some of their issues.

- bathroom sink ceramic paint are coming off

- they want the garage door light to stay on after it opens up

- pen marks on the bathroom vanities

- light bulb needs to be replaced

- nails on the wall

This is our 2nd tenant for our rental property and just got a laundry list of complains after moving it.  Just minor issues that we can easily resolve but its a little discouraging since we never had any issue with our first.  Any words of encouragement would be greatly appreciated.  We really want to stay on the rental business.  Thanks
