Where can I find a good leasing contract in Arlington Texas?

Hello all! I'm about to warp up my 4 plex and it's all leased out in Arlington Texas. Ask new owner I like to re-model to update it. Also as a new owner I would like to change the lease contract. Thanks BP pod cast I think with Jonna Weber (pod cast 80 I think) I would like to apply the 6 month fire alarm battery change. Can I do this kinda stuff with being a new owner or I have to finish off their old lease contract? Maybe the laws here is different from other cities. If so what or where can a find a new contract to start out with? Does most people just sit down and write out their own?
