Post: Laminate Flooring?

Hello, I only have  one 4 plex. Up stairs is all carpet(3 bedroom) 2 bathroom up stairs are all tiled. Downstairs is completely tiled. I did the same thing I also to decided to pull out the carpet to upstair. Which I didn't think about the stairs! That can get $$$! I ask Liquid Liquidators what is the good price for stairs. He told me "it can start at $85 PER step" OMG! So be ready to spend some cash on that. Since this is my first rental. Homedepot has some laminate on sale "traffic master" for .58 cent per sf. Here's what is look like now.

  

Thanks for great advices! Yes I didn't do much inspection as I should of. This was coming from an uncle of mine because he need the money on his other business (opening a liquor store) I don't want to be a "slumlord" I'll take care of the safety stuff then slowly move to the outside for more curb appeal.

Hello all! I just picked my my first rental property which is a 4 plex. The old landlord told the tenants about them having a new landlord. One morning  I was walking around picking up trash and looking things to make my property have more curb appeal. I couple came out and said "you must be the new landlord!" I was so happy to meet them and their family. After chatting then the ugly list came out......this is not working, pest, carpets and rats......... I was shocked because I would never live in anything like that muchless my family! I felt really bad. These are good paying tenants always on time (all 4). I feel that they have been toss to the side and sold to me. But much after this meet with the first tenant. The other came out and added to the TO DO list. So Sad......I told my wife that I promise to make them live in a better place then what the last landlord did. Is this a good idea or ride the cash flow until they move out? I would love to make our tenants happy but if we lose money

I know this is a really silly question. So what happens to the staged items used to stage the house for sell? Do you usally ask the buyer if they want to buy all of it? Showing the a full list of items and price? I'm pretty much sure you can make some kinda money off of this.

Hello all! I'm about to warp up my 4 plex and it's all leased out in Arlington Texas. Ask new owner I like to re-model to update it. Also as a new owner I would like to change the lease contract. Thanks BP pod cast I think with Jonna Weber (pod cast 80 I think) I would like to apply the 6 month fire alarm battery change. Can I do this kinda stuff with being a new owner or I have to finish off their old lease contract? Maybe the laws here is different from other cities. If so what or where can a find a new contract to start out with? Does most people just sit down and write out their own?

Awesome thank you! I just realized that your from Dallas! Now I don't feel so lonely heheee. I live in south Grand Prairie area. What I really wanted to do was to try to flip some low end houses first. But I have a good friend that needs to sell due to him needing some money. So this is why I'm going to get this 4 plex in Arlington. It's near a good park. They are making the park even better by adding new stuff to it as we speak.

I'm going down your check list with #1 inspector sometime next week.

Hello this is my first post. I'm about to buy a 4 plex in Arlington, Tx and the owner will be doing the financing. Where or what should I do to protect myself? What if he just takes my money and still keep his 4 plex? Who or what should I get involed to land this deal?

Thanks for help in advance. This would be my first deal ever on real estate investing! I hope it goes ok!
