Ideas On How To Market Raw Land

Hi everyone-

I represent a company looking to increase it's marketing efforts for a certain piece of raw land. It's listed with several brokers but many of them in Costa Rica rely on walk in traffic and don't always advertise heavily.

Does anyone have any out of the box ideas on how to sell raw land? Online advertising is pretty much the best option for a global market. Are there any other ways to get attention?

Have you looked at marketing through an auction? You still need to advertise around your auction, but they are a great way to draw attention.

I have not. I haven't seen or heard of any auctions in Costa Rica. If you have any info on companies that will auction land worldwide, please let me know.

Ebay, ********** and others will let you auction the land online. You can also put the land in a hotel ballroom auction with other parcels, but this method is best when you have very little in the property.

You may want to look into advertising the property to the US Senior market at sites like escapeartist as they have real estate classifieds.

I can't post the full links to these sites as I am under 10 posts but google them. They are definitely not my sites and I get no benefit from them.

It depends on the size of the land you have, if this make sense or not but you may want to run an add in the airline magazines. (The ones in the seat pocket.)

Pick an airline that has the most flights to Costa Rica obviously.

Just a thought.

Have you listed the property on Loopnet? They offer many options to increasing exposure.

I would recommend going through the process of a buyer. Meaning go to google.com and type in costa rica land for sale or whatever you think someone would type in to find it. Then advertise on the websites that come up in those search results. That is where you're targeted buyers will be.

Your big money buyers for Costa Rica are going to be coming from Britain and the USA.

There are real estate brokers in the UK who specialize in foreign investments. It would not take too much googling to find them.

Some of the expat blogs have classified sections. Craigslist has listings for foreign properties.

Escape Artist would be a good place to advertise.

Some of the overseas investors forums have classifieds. That would be a good way to reach potential buyers.

Online advertising for me is the number 1 and the best way to get attention especially in global market. Less manpower yet more substantial and more helpful.

I would agree that online advertising is the best way to get global.

Ebay, ********** and Loopnet are all good websites to list. Also, I'll mention
a free land listing website, Discount Land For Sale.com

The more listing you make on various websites, the higher the chance of you selling your land. Exposure is the key!

In addition to all the great suggestions, you could attend and even get a booth at some large RE investing events to market the property. You would have lots of live foot traffic to market to.

I agree with above and also think Loopnet is a good idea. Is the land entitled for future development or just one piece for a private estate?

Tim, Have you thought about doing a concept on the property to show people what could be built on it? A lot of the time people buying land lack the ability to "envision" what the property could be. Adding design to a property increases the buyers ability to see what could actually be constructed on this property. Feel free to e-mail me and we can discuss more.

Tim,

Viviun.com charges $20 per month to list a property with pics. They list property by country, also caribpro.com. There are properties from real estate offices and private parties selling to buyers worldwide.
