If there are no improvements then there are no additional costs. Most larger parcels are ag exempt and the taxes are very low.

There is nou doubt your best bet will be with the farm credit system. They are great. Try here: mylandlender.com

I would recommend going through the process of a buyer. Meaning go to google.com and type in costa rica land for sale or whatever you think someone would type in to find it. Then advertise on the websites that come up in those search results. That is where you're targeted buyers will be.

I wouldn't think it'd be difficult to rent out if you buy in the right location. Close to skiing, fishing, hunting, biking, rafting, etc. I bought a place I can hunt on for a few years then hopefully sell it as commercial property. (fingers crossed)

I would recommend trying an area close to you. You'll want to be able to drive around, check places out and jump on a good deal when you see it. Learn the area and you'll see the trends on where people are wanting to buy and which way the "wave" is going. The best is outside of larger cities that are growing outward.

Natecarrlaw - if you're trying to find a place to start looking at rural land values you can begin at www.landsofamerica.com. This will give you a good taste for what land is going for in many states. It all depends on where you want land and how much you are wanting to spend.
