Notice to cease habitual late payment - certified mail, tenant refused
I have sent 2 notices to my tenant to cease habitual late payment. Both were certified and both were refused and returned to me in the mail. What should I do? Did these 2 notices count? I also posted it on the door and it was ripped up and placed in my mail box.

If a certified or registered letter is refused, with return receipt requested, the letter will be marked refused delivery or similar note and returned. Do not open that letter! Keep it and the judge will open it. Notice will be deemed to have been given. You can look up "Legal Notices" in your state statutes, states vary.
Tenants usually don't claim notice was not given, but they could, posting on a door, I'd take a picture of it, time date stamped or have a witness of you posting it. :)
