Help me with this situation

Hi,

I have prospective tenant who has good rental history/income and credit score. Her parents will also be on the lease. The problem is that her Dad has filed for bankruptcy as his house was foreclosed. She is willing to give me 4 months of rent as deposit to cover this risk. Should I accept her as my tenant.?

Everyone over 18 living in the property is on the lease. That is the only way to do it. If they are not on the lease but living there and the kids move you can't "just kick them out".

Personally I allow discharge BK. What does your written criteria say? Sit down and write it out. Then you have the answer.
