I guess they don't like San Jose. :(

What platforms do you folks recommend for listing a Single Family home in CA for long term rental?  I've started with Zillow, but would appreciate recommendations on other platforms that actually get results.

If your tenant prolongs their stay one month, you've probably cost yourself more than what the attorney would have charged. Have someone who knows the ever-changing law and has experience with the judges represent you.

My experience with attorneys is a bit negative so I avoid them when I can. :)  If anybody can recommend an efile service for CA that would be helpful.  Apparently I can file the court papers online now but I have to select a commercial efile service.

I've got a single family home rented out in San Jose, CA and unfortunately my long term tenant has stopped paying rent and is ghosting me.  She's 2 months behind and about to be 3 months behind.  I don't live near the property so I can't just drop in. I flew to SJ a month ago and spoke to the tenant who promised payment but has ghosted me ever since.  Power to the property is off as best I can tell.  That means my landscaping is dying in the CA summer heat.

I suspect the tenant is not at home at all given the power is likely out.  I'm guessing it's out because she failed to pay the bill (utilities are in her name), but PG&E of course won't tell me anything.

I've sent a 3-day notice to Pay or Quit. 

I've found the CA court forms for filing an eviction.  I plan on doing this myself.

Any advice from those who have been down this road would be greatly appreciated!

FYI... I've been quoted Bamboo by multiple agents and online services, but I'm steering clear of that one.  Reviews when it comes to claim time are pretty bad:

Looking to find Rental Dwelling Insurance for my home in San Jose, CA that is leased long-term.  I have had a State Farm homeowners policy but they won't renew because it's a rental and they don't offer RDI.

Would love to find a broker who could help.  

So far I have an ok quote from Bamboo Ins but I've never heard of them and they don't say on there website who is the underwriter.
