From what I have read, as long as both parties agree to terminate the lease, without any penalties, it should be ok. All that's due is the security deposit, for you to return as long as no damages to the property. 

I also understand you can charge them a certain amount as a penalty....1 month rent to cover the downtime for finding a new tenant.

I have connected with a lot of random investors on the internet and would encourage to jump on the phone with them first and ensure as best as possible they are legit and not a scammer. I would absolutely encourage you to get out to local investor meetups. 


 Yes, this system probably works for a more seasoned investor, but definitely not for a rookie. Me being a new investor would definitely not know the right or wrong signs meeting up with a "potential" partner. 

California....that should be enough for you to never second guess yourself.  Whoever lives on the property needs to go through the normal screening process.  Even if it's month to month.

I would advice against it.  There's a higher risk of being scammed on deals like that.  Even meeting in person, they can act like a straight up investor until they hook you in and take your money.  Acting like a good person is easy for scammers. 

In my business, as a kitchen contractor, I meet "investors" who want to partner up all the time. More horror stories than success stories. Luckily I kept my distance and focus more on the traditional ways of making money.

Yes....my last tenant really screwed me over using fake bank statements and documents. My agent did not do any checks. 

I used a new agent to help me, he did all the steps to get the information proven, but because I got screwed before, I hired a PI to do a check. I paid him $50 to do it. (All checked out though)

Hello Jen. I went through a similar experience. I was told by multiple people to use Dennis P. Block. Their offices ONLY work on this type of issues. From what I have heard, they do thousands a year. 

I DID use them, and yes, they are great! They know the system, file everything correctly and on time. They updated me as soon as something happened. 

Yes, it takes some time, but they do it right the first time so you don't have to start over again. Good luck!

I recently went through finding a new tenant for my property. Am I allowed to use a private investigator to do a background check on potential tenants, WITHOUT letting the potential tenant know?

 I don't have a property manager. This is my first rental property that I invested in. I can handle the 1 property myself.

Can someone explain in simple terms what prop 33 means in California? Does this help me or hurt me? I have an investment property in Los Angeles county, my tenant is paying me on time.   Who benefits from this prop?
