Have any of you ever had a tenant offer to pay you 12 months upfront? It sounds like the potential tenant is selling their house. They are also self employed but showed low income (technically does not meet our monthly income requirements). Thoughts? Pros/cons?

We have a tenant on a month to month lease that we had given a 60 day notice of lease termination letter to (text, email, and certified mail for delivery). The tenant is still in the property after the 60 day deadline. Any advice on next steps? I am a little confused by the eviction process in this situation if the lease has technically ended and they are remaining in the property. Do we need to deliver another form? Or does my original 60 day notice letter suffice?

-we have planned renovations and a long term tenant in place for this unit so we need to act as fast as possible.
