For rental to be in same condition when rented by tenants, I will need to: touch-up paint, clean house, wash windows, clean carpet. Can ALL of this be subtracted from tenant's deposit? They left the place in great shape, but lived there 18 months. I want to be fair to them and me. This is the end of my FIRST tenant lease in my FIRST LT rental. Thanks!

Tenants are leaving after 18-month lease. What must they do for return of Deposit? Return property to same condition when the lease began? Clean? Paint? This is my first rental and tenant and I'm meeting with them tomorrow to discuss. Thanks!
