I see @Nathan Gesner gave you a good book recommendation. For our local laws as well as other resources (like blank forms for use) check out RHAWA - it's the Rental Housing Association of Washington. I use their forms for my rentals, and its nice to always have an up-to-date resource that's already lawyer-reviewed and drafted.

For rent collection, there are a LOT of resources out there. I do long-term rentals, so I have recurring invoicing setup through Quickbooks which can also handle my accounting. For maintenance - I schedule maintenance walk-throughs at least once a year, if not twice, and keep in regular contact with my tenants.

Since you're interested in STR/MTR, some of those tools may come in handy. Others may be provided by the platform that you're advertising on online. You can also pop in to one of our local REIA groups to network with other investors. I lead a group in Bremerton - you can check out the calendar of all events at reapsweb.com

You can look on furnished finder and Airbnb (set minimum duration to 30 or 60 days) to see what kinds of rents people are getting for providing furnished premises. If it were me I'd fix it up to rental quality, no furnishings and rent to the first qualified tenant to apply (3 x the rent gross household income, no history of court with or debt to prior landlords).

Hi everyone,

I reside in Kitsap county. I recently purchased a duplex about 5 minutes away from where I currently live.

My goal for the duplex is to furnish and rent to travel nurses/workers as it is very close to a large hospital that is expanding in the near future. Eventually I will invest in cash flowing properties out of state.

I'm looking for tips and advice on being a land lord such as maintenance, rent collection, taxes/accounting, legal, and things you wish you would/wouldn't have done starting out. This is a very broad topic. I understand there is a lot of material and resources out there to read. Assume I haven't hah! Any advice would help.
