Mass evictions

My problem tenants are at it again.

They've been late on rent 3 months in a row so this month I served them a 14 day notice. I have a nonperformance clause in my lease that lets me terminate lease if they are late on rent.

Its been 10 days since I served notice, and today they came to give me the full rent amount but I refused payment. I've read elsewhere online that tenants have the right to stop eviction by paying before the end of the 14 day period.

I want them out though. What options do I have? How can I force them out for late payment if I'm required to accept payment before the 14 day window?

@Chris K. , Thank you! I've been having a difficult day and your comment made me laugh... I have never, and I repeat never heard a lawyer or landlord refer to a single Mass tenant / landlord law as AWESOME! Feels good to know there is at least one provision or law in this state that isn't the worst in the country when it comes to landlord rights. I'm guessing your an optimist! Good luck with your REI endeavors!
