Paint color for stucco in the South-which one better?

Hi guys,

The HOA on one of my rentals says I need to paint the house.

The house is in Arizona.

Its a very light color, kind of like generic Arizona color. 

Which paint color lasts longer in climates like Phoenix Arizona?

Light or dark?

You would think the dust/dirt on the light colors should be seen better than the dark colors.

But then the dark colors will fade in patches probably due to the strong sun...

I have right now something like that:

Very light color.

So which one is best for climates like Phoenix? Dark or light colors for stucco?

@Mary Jay  In AZ I think it can be a lot more than a degree or two because you have 115 degree heat.  I see people paint dark but our home is older so I wouldn't.  To give you an example we have a small redwood deck we stain every other year because it fades that much in AZ.  Now that isn't stucco. Stucco is a cement product so think about walking barefoot on dark vs light concrete/stone.
