Help on 4-plex rental agreement
I just bought a 4-plex. I hire a attorney to draft a custom-drafted rental agreement for this 4-plex.
I spent $700 for this rental agreement. Rental agreement is strong. I am ok with it. because I always feel you need to have best of the best tool when you do something.
(little background here. This attorney writes a book about landlord tenant rule in my state which I love it. I put it as a guide if I need something)
Here is the Question:
Attorney lock the property address on the Contract for it not to be edible. Which means I can only use it for this property and I can't use it for my next 4-plex. That make me feel uncomfortable.
That to me doesn't sound right. I own some rental properties. They are all single family.
The reason why I need custom drafted contract for 4-plex is I need tenant to pay for water and all utilities. (no water meter, so I use SFT to calculate % each unit water usage)
Anyway, Is this common practice that I have to pay each time when I buy a new 4-plex? and attorney just need to edit the address.
That doesn't sound right to me. What do you think?
