Here is the update. Here is the reason attorney gave me.

1. Better Asset protection

2. Pro landlord Contract

3. because of my personal situation.

It is a great conversation.

We have one more 4-plex under contract locally in Vegas. I will have him to draft agreement again.

Thanks again for all your response.

Only thing I want to edit are Property address and LLC name(for rent payable to)

I spent $400 for rental agreement for my few single family house from same attorney. Rental agreement is strong and good in Microsoft word format, which I can reuse every time I have a new tenant.

For 4-plex rental agreement is in pdf format, which address and LLC name(for rent payable to) are not edible. beside that, everything else are edible.

I emailed attorney regarding my concern. No respond so far because of weekend.

If he refuse to change to edible and want me pay for more contract fee in the future, I will move on to some one else. (I respect attorney, but there are just too many attorney and I will find someone willing to draft a edible Contract for me)

I spent $700 for this rental agreement. Rental agreement is strong. I am ok with it. because I always feel you need to have best of the best tool when you do something.

(little background here. This attorney writes a book about landlord tenant rule in my state which I love it. I put it as a guide if I need something)

Here is the Question:

Attorney lock the property address on the Contract for it not to be edible. Which means I can only use it for this property and I can't use it for my next 4-plex. That make me feel uncomfortable.

That to me doesn't sound right. I own some rental properties. They are all single family.

The reason why I need custom drafted contract for 4-plex is I need tenant to pay for water and all utilities. (no water meter, so I use SFT to calculate % each unit water usage)

Anyway, Is this common practice that I have to pay each time when I buy a new 4-plex? and attorney just need to edit the address.

That doesn't sound right to me. What do you think?
